Brittany Forest Lakes is for Sale
It is with mixed emotions that we announce that Brittany Forest Lakes is for sale. The reasons are personnel and not reflective of the business (mainly that Giovanna and I (Paul) would like to move back to South Africa).
We would like to think that during our relatively short tenure the lakes have improved greatly.
For those who are not familiar with the property here is a description:
Brittany Forest Lakes comprises of a total surface area of just under 80 acres. There are 4 Lakes and a number of buildings, plant and equipment and a significant stock of fish.
The Lakes and Fish
The lakes are all ex-Quarries dug in the late 1930’s which have now matured and all have a forest backdrop. The area is very peaceful and quiet.
Main Lake
The Main lake is about12 acres with depths up to 26ft, The lake has 10 swims for 8 anglers maximum. The lake contains around 300 carp, the jewel in the crown being a 95lb
Carp (April 2024) known as King Arthur. There are numerous back up fish including a 70+ (Merlin 76lb May 2024) and around a further 5 fish 60lb plus (Including a 60lb Common caught Sept 2024). There are about 10-15 further fish that go over 50lb, a number of which are upper 50 (Including another common caught at 58lb). There are a significant number of 40’s. All the swims are accessible by vehicle and there is a gravel road around most of the lake reaching all swims. The lake is surrounded by a beautiful forest with no roads or noise or light pollution nearby.
Lac Noir
Lac Noir is about 6 acres in area with depths up to 30ft. It is mainly read lined with a forest backdrop. It comprises of 4 swims (2 each side of the lake). 3 are accessible by road the 4th requires a barrow or a quad bike and trailer. The stock is around 200 carp which are growing quickly. The largest carp being “Bryns Common” at 63lb 8oz (June 2024). There are another 3 commons over 50lb (Up to 59lb April 2024)) and 4 Mirrors over 50lb (Up to 56lb 8oz October 2024). Whilst essentially a “runs water”, it is with a difference; a significant proportion of the stock is over 40lb(Approx 30%) very few anglers go home without catching at least 1 x 40lb plus fish.
Westwood
Westwood lake requires developing. It is approximately 6 acres in area with an average depth of 6 feet. There is an island at one end, and it is surrounded by a dense forest. At the moment we estimate it contains around 150 carp to low doubles with the odd larger one to just under 20lb. It also has 10 Grass carp introduced in January 2023 to control the weed (which they have had a significant impact upon). We have been gradually taking out the small carp and putting them in Little China Lake.
Little China
Little China Lake is 4 acres in area with a depth of around 4 to 6ft maximum. Also with an island and also surrounded by forest. When we arrived it had no water in!. We have cleared the lake bed of vegetation and re flooded the lake. The lake contains around 40 small carp moved from Westwood and around 20 plus Tench to a fair size (obtained from another fishery). It is weedy in the summer and again requires developing.
Buildings
The site was once a “Theme Park” therefore contains a number of buildings. The land is classified as “Leisure land”.
Main Barn
The Main Barn is 32M long by 16M wide and overlooks Lac Noir. It is a steel structure clad in metal cladding with timber rails. 24M X 16M is devoted to storage area where Plant and Equipment is stored along with bait and fishing equipment. At one end of the barn is the bar/ restaurant and kitchen used to service anglers food and a chill out area for anglers. The bar/restaurant is 12M X 10M and currently seats 18 guests to eat (comfortably) and a TV sofa area with a log burner. The bar service area contains shelving and 2 X drinks fridges.
The kitchen is 12M x 4M and was refurbished in the winter of 2022/ 2023 to a semi Commercial kitchen standard. There is a large 6 ring cooker with double oven, a large convection electric oven, a gas deep fryer and a large gas griddle, gantry and extractor fan and hood. It contains several freezers and 1 x large fridge.
There is outdoor seating outside the bar area, and a covered smoking area.
The Main Barn is serviced by both mains (drinking) water and electricity and has flood lighting in the storage area via fluorescent lights.
Shower/ Toilet Block
The shower toilet block is approx. 10M X 5M and is a block structure with a corrugated roof with a timber structure. Again it has been overhauled. The building is divided into men’s and ladies. The men’s contains 2 x showers (new) 2 X WC pans 3 x urinals and 2 x sinks. All serviced with hot and cold water (as necessary). Ladies side comprises of 1 x large shower room (3m x 2m) with a large 1200mm x 800mm shower and a sink, 3x WC cubicles and 2 x further sinks.
The shower block is serviced by mains water and electricity and has a new 300L water heater (2024 install).
The Toilet / Shower block drains to a Fosse installed around 2017.
Log Cabin
There is a newly refurbished “Log Cabin” of 10M X 3.5M constructed from an old mobile home by constructing a timber frame around and cladding with timber. It contains 1 bedroom and a bathroom and a small kitchen. It is insulated, with electric heating and a log burner and has a pitched corrugated roof on the timber structure. It has Mains power and water and its own small fosse.
Block Ruin
The block ruin is 24m x 8.4M and was the plant room and changing room for the old swimming pools. The roof is missing but the block structure and concrete floor are sound.
There is current Planning Consent (Obtained 2023) to convert this structure into a dwelling house with a pitched roof.
Second Barn
There is a second barn away from the other buildings of 20m x 12m Approx that requires repair. It is a Timber structure clad in Metal Cladding. It has its own separate power and water.
Plant and Equipment
The sale includes plant and equipment necessary to run the fishery and maintain the land, including a Kabuta mini digger, a Kawasaki quad bike, 2 x trailers, A newish ride on mower, an independently powered Honda engine flail mower, With chain saws, hedge trimmers, strimmer’s and scaffold towers.
The Business
The Land and Fish are owned by a UK registered business operating as Brittany Forest Lakes Limited. The Fishing Holidays and food and bait is operated via a French Business (SARL Lacs Des Kaolins) which owns the loose assets.
In 2024 we welcomed over 180 anglers to fish at Brittany Forest Lakes with 2 lakes operational (Main Lake and Lac Noir).
Currently our order book for 2025 is 150 anglers. BFL has a good internet presence and a popular Facebook page containing almost 5000 followers. Turnover and Business figures are available to interested/ qualified parties subject to a NDA.
Summary
Brittany Forest Lakes represents a rare and almost unique opportunity to acquire what is quickly becoming one of the top tier carp fishing venues in France. The size and amount of the fish stock is incredible and of itself is worth in excess of 500,000 euros.
The site is beautiful and unspoilt and provides a tranquil and unique experience to the visiting angler.
We constantly get remarks how quiet and remote the venue is. This is a rare opportunity to obtain and further develop what is a truly turnkey operation with significant bookings already in place for 2025.
The asking price for both businesses including the freehold of the land and buildings, all fish stock, and plant and equipment (excluding some personal Items and transport) is £750,000.
